Background of the Study
The real estate sector has experienced a significant transformation due to mobile applications that facilitate property management. Mobile applications have become essential tools for managing real estate properties, offering advantages such as improved communication, real-time updates, and streamlined property maintenance (Williams, 2023). In Gombe State, the increasing adoption of mobile apps by property managers, landlords, and tenants is reshaping how properties are managed and rented. These applications help reduce the operational complexities involved in property management, allowing managers to efficiently handle tasks such as rent collection, maintenance requests, and tenant communication (Durojaiye & Okafor, 2024). The effectiveness of mobile applications in property management, however, varies, as many managers face challenges in fully leveraging the potential of these tools.
While mobile applications promise greater operational efficiency, many property managers in Gombe State still rely on traditional, manual methods of managing properties, which often result in inefficiencies and time delays. Research on the specific impact of mobile applications on property management efficiency in Gombe State is scarce, with most studies focusing on larger cities like Lagos and Abuja (Ali & Musa, 2023). Given the unique characteristics of Gombe State, such as its growing real estate market and limited technological infrastructure, there is a need to evaluate how mobile applications are influencing property management practices locally. The study will assess the degree to which mobile apps contribute to efficiency in rent collection, tenant management, and maintenance scheduling, among other factors. Moreover, it will explore the challenges that property managers in Gombe State face when adopting and integrating mobile apps into their workflows.
Statement of the Problem
Although mobile applications are increasingly used to enhance property management in various regions, their adoption in Gombe State remains underexplored. Property managers in the state often face challenges in adopting new technologies due to a lack of technological infrastructure, limited knowledge of available applications, and resistance to change (Olaniyi & Ahmed, 2023). Despite these challenges, there is an ongoing shift towards digital solutions, especially as mobile app usage grows among the general population in Gombe State. However, the full potential of mobile applications to improve property management efficiency has not been thoroughly assessed. Inefficiencies such as delayed responses to tenant issues, incomplete maintenance records, and difficulties in rent collection persist in many property management practices. Additionally, the costs associated with adopting and maintaining mobile applications present barriers for smaller property management firms, leading to uneven adoption rates.
This study seeks to address the gap in understanding by assessing the specific effects of mobile application use on the efficiency of property management in Gombe State. There is a pressing need for a comprehensive evaluation to guide property managers and developers in the state in making informed decisions about adopting mobile technologies.

Scope and Limitations of the Study
The study will focus on property management practices in Gombe State, Nigeria, particularly among small to medium-sized property management firms. It will exclude large-scale developers or property management firms in other regions of Nigeria. The study is also limited to the use of mobile applications within the realm of property management, excluding other digital tools or platforms. A key limitation is the potential reluctance of property managers to openly discuss the challenges they face, particularly regarding financial constraints. Additionally, the availability and reliability of mobile applications in Gombe State could limit the generalizability of the findings.
